The process of purchasing a home is by nature a complex undertaking where title insurance is a difficult yet important part of the real estate transaction. This is because title insurance insures you that all the spleens placed against the previous owner of the property or the documents that would restrict you from using the property have been completely revealed to you.
The preliminary title report offers you an opportunity to review any impediments which could prevent a clear title from passing. So, when reviewing preliminary title report it is crucial to check the extent of ownership rights or interest that you would be acquiring.
Fee simple or just fee is one common form of ownership interest and it is also the highest form of interest the owner can have for their Huntsville Alabama real estate. Interests, restrictions and liens of others would also be listed in an order as exceptions.
Understanding title insurance
Title insurance basically covers the owners that they are obtaining marketable title for their property. Unlike casualty or health insurance policies which just insure against future events, this title insurance is rather designed to eliminate the loss or risk caused by title defects from previous events.
Moreover it also provides coverage only to title related problems which existed when the policy was issued. Title insurance in North Alabama is a contract policy of indemnity which guarantees that the title is reported, but if it is not then the owner could face damages at later stages. Therefore the title insurance policy offers coverage for the loss up to the face amount of your policy.
Title search
Issuing title insurance policy is quite an exacting and extensive process where companies work to eliminate the risk by performing a painstaking search for different public records and also in the title plan to the company, where public records, court decisions and laws pertaining to the property are maintained. It is mainly done to find out the current documented ownership and other matters of documents which can affect the title of the property.
After this title search is done, the Alabama title company would issue a preliminary title report that details the current status of the property title. This title report contains essential information which can affect the willingness and the ability of the parties to even close as escrow. This report indicates the type of title insurance being offered by the company and the exclusions form coverage based on the type of insurance policy.

The Ledges is a private community in the Huntsville Mountain with many fascinating homes and just a short drive away from shopping, schools and other amenities that Huntsville has to offer. The Ledges has it own private golf course, sports clubs and a 36,300-sq.-ft club house with membership above 500.
John Blue, President of the Ledges Association, describes the Ledges as “the architectural style of the historic district of downtown Huntsville with the softness of Mooresville.” In planning to build the homes in this community developers aspired to create one that emulated the gracious architecture of Old Huntsville.
It will reflect the atmosphere of yesteryear with every home having a front porch and with garages and mailboxes in back out of view. There will also be a world class golf facility, jogging paths, junior Olympic swimming pool and splash pool, golf learning center and pro shop, tennis courts, fitness center and nature and hiking trails.” According to Walter Alen, one of The Ledges designer, “We tried to maintain the feeling of a great country house, and so the rooms have that large residence scale,” described Walter Allen. “The building is sited in a very special way, so that the sunset is on the dining rooms and ballroom with perfect views on a clear day.”
Home designs must pass the Architectural Review Committee standards before homes can be built. The initial plans were for 250 units on Huntsville Mountain, with styles including Town homes, Cottages, Villas, and Estates. Buying or building a home in the Ledges comes with a sense of security as a guard is always on station to ensure home owners privacy and security.
The Homes in the vicinity were all built in brilliant designs of 18th and 19th century American home architecture from the “Jeffersonian homes in the style of Monticello, to New Orleans-style town homes, to upscale versions of traditional American farmhouses.”
The Ledges was built on a 3,000 acres of pastureland which was once a family-owned cattle ranch. Interestingly, The Ledges has more engineers per capita than any other golf club in the nation, primarily due to its proximity to the NASA Space Center.

Golden principles are the ones that really apply. You need to have them in mind and don’t ignore them. Like stars to steer by, they are everlasting markers to guide us and keep us moving in the correct direction.
Live by the principles of everyday Alabama life and everything will go good for you in dixie.
With that in mind, I thought of life in Alabama and a number of of its unspoken “golden rules”. Listed here are five of the most beneficial “Golden Rules” that apply to residing in Alabama.
Golden Rule 1 Choose Between AU or UA! (Some folks might declare it’s most important!): You must decide between Alabama verses Auburn. The reason, that you might like to do that, is simply because everyone you come across will most likely question you who “you are for” and it is always between Auburn & Alabama. Other local colleges like UAB, Troy, JSU, UNA, South Alabama are merely a blip on the radar to the majority of residents of Alabama. You have to choose between the iron bowl opponents. Remember, if you don’t decide, its almost worse than being for the other side. You are considered a fair weather fan.
Golden Rule 2, You Have To Eat Grits… Grits are one of those wonderful southern foods that you’ll find on the breakfast tables in Alabama. They are simply mouth watering with eggs, sausage, and homemade biscuits..
Golden Rule 3, Go To Church. At least two times a year, on Easter or Christmas, it is expected that you go to a local church. Folks will invite you repeatedly if you don’t go to church at all. So get used to it.
Golden Rule 4, Be Polite! Here in the south, we treat people like we would like to be treated and will go the extra mile to help a stranger. . When we are talking to others, we are sure to say please, thank you, & you’re welcome when the need arises. Also, we address our elders by No Sir/Yes Sir and No Ma’am/Yes Ma’am.
Golden Rule 5, Alabama Based Music Gives You Pride! You have to love any music that has something to do with Alabama. This would certainly include every song that the country music group, Alabama recorded, especially “My Home’s In Alabama.” Also, don’t forget Lynyrd Skynyrd and “Sweet Home Alabama.” It is like a state anthem here!
If you follow these golden rules to living in Alabama, you will find that life will be a little sweeter here in the heart of dixie!

One of the biggest men in college football last year, Terrence Cody, at 6 foot 4 in. tall and 350 pounds, has changed the way that colleges look at bigger players. A awesome run stopper can make a world of difference for football squads wishing to free up their linebackers.
It’s my opinion that increasingly more we will see giant players, just like Terrence Cody, coming onto the scene in college football. A huge guy at that magnitude in the middle of the defense actively playing middle guard or nosetackle is an extremely valuable tool.
Now don’t misunderstand me, people the dimensions of Terrence Cody with his quickness do not come around all the time. The NFL football team, the Baltimore Ravens found awesome potential in this big guy’s natural skills, size, and speed enough to draft him at number 57 in the second round of the 2010 NFL draft.
It’s not merely proportions that makes the main difference in a guy like this,it is also the speed. The quick initial step off the line, when coupled with the mutliplying power of the bodyweight, it is 100 % pure physics of mass times acceleration equals momentum… and momentum he does have!
The Baltimore Ravens observed a significant drop-off in it’s run defense the very first time this past year, 2009. Running back Cedric Benson of the Cincinnati Bengals rushed for the first hundred yard performance versus the vaulted Ravens defense in over 39 games. Part of the reason is the soft middle of the defensive front line. In 2010,the coaches of the Ravens realized that they needed the big man up the middle of their defense to free things up and so they selected big “Mount Cody”.
Look for big things (no pun intended) out of Mount Cody in the NFL, as well as other massive guys doing much more in college football. Recruiting will get hot for these kinds of players because it proved successful for the Alabama Crimson Tide in winning a 2009 national championship.
So the next time you think of excellent defense, see if you’re able to find a nearby mountain and take a look at it. Your most beloved college football team will almost certainly be hunting for the same thing but only a bit more human!

If you are interested in foreclosures Huntsville offers you many to choose from. This location boasts a large amount of houses that are for sale because they have gone into foreclosure. You stand a good chance of finding a good investment here.
A house will go into foreclosure when the mortgage or other monies lent against it goes unpaid by the borrower. The account goes into default and if it still goes unpaid then the lender can apply to foreclose on the mortgage or loan.
A foreclosure is the repossession of a house. It is then sold so that the lender can be repaid some or all of the money that they are owed. These properties usually go on the market at a low sale price or are sold at auction. This is to make them more appealing to buyers and to complete the transaction quicker.
The two most common types of foreclosure are foreclosure by judicial sale and foreclosure by power of sale. Foreclosure by judicial sale occurs when the borrower defaults on a mortgage or loan secured against the house. The provider of the mortgage or loan will then apply to judicial court for a foreclosure order. Once this has been obtained they are able to auction off the property. This needs to be done under court supervision. The proceeds from the sale go first to pay off the mortgage, secondly to other lien holders and finally anything that is left is returned to the borrower.
Foreclosure by power of sale is when a clause has been put into the original agreement which states that the property can be auctioned off after default without the supervision of a court. The monies will firstly go to the mortgage lender and then to pay off other lenders. This type of foreclosure happens a lot quicker than that by judicial sale.
Foreclosed houses are very popular with first time buyers and also investors. Property investors will look to buy a house at a low price, make some improvements to it and then sell it on for a profit.
Foreclosures are usually sold through auction as this is quick and guarantees a sale at the best price possible. Lenders use auctions as they can obtain a quick sale and get the money they are owed quicker.

13 national championships! 22 SEC championships! Legendary & very good coaches! This describes the extraordinary accomplishments of the Alabama football program. The great tradition of the Alabama football program continues on today. Since the initial season of 1892 the Crimson Tide has become a well known name to college football. From the coaches to the players Alabama football strongly lives on. When you hear the words “Alabama football” dynasty is the way to describe it.
Can you say greatest coach of all-time? Can you say “The Bear” has arrived? Can you say record accomplishments? These are all words used to describe Paul “Bear” Bryant as the head football coach of Alabama during the program’s earlier years. 25 great seasons at Alabama including 6 national championships. His time at Alabama was ended due to health. Sadly, a short time later not only his coaching ended but so did his life due to to a heart attack at the age of 69.
Once Bear Bryant left the school Ray Perkins took over at the helm. The very first year for Perkins was solid with a 7-4 record with a victory in the Sun Bowl over SMU. However, his 2nd year was one to not remember. The Crimson Tide went 5-6. This was the 1st losing season for the Tide in 28 years. Perkins followed with successful seasons until he decided to leave the program for the NFL & the Tampa Bay Buccaneers. Bill Curry then took over for 3 winning seasons before leaving to due to stress with the Alabama academic department.
Gene Stallings was the man called on during this time-frame. He went 62-25 during his reign at Alabama. He took the team to 6 straight bowl games under his tenure including an SEC title in 1992. All this sounds good but the program was placed on probation following an incident in 1993 involving one of his players. This lead to the football program being forced to give up 8 wins from the 1993 season. This coach still proved of his worth during his 6 seasons & Alabama.
4 total coaching changes from 1997-2006. Actually, there was only 3 but one of them(Mike Price) only lasted a few months on the job due to a scandal. DuBose done an excellent job in his 4 seasons the numbers were great including an SEC title. Franchoine had two solid initial seasons. He left for Texas A&M in what people called a crazy move. Mike Shula showed great promise early on. However, his final campaign lead him out the door after suffering through a 6-7 season. With Nick Sabin taking over in 2007 this was what the program was looking for. A top notch head coach at this top notch football school. What more could you ask for in such a short time? Surely, you wouldn’t be asking for a national championship so soon? Well, that’s what happens when you hire a coach like Nick Sabin. You wouldn’t be stupid ask for more either from this guy. He has all any program would want & much more. I certainly feel more there is more to come in the future as long as this coaching great stays in Alabama.
Freddie Brister is a huge fan of all sports and recommends checking out his Alabama Watch and Colorado State Watch at his shop.
